Clannit, a digital platform for managing residential estates in Nigeria, plans to begin charging its clients an annual fee starting January 1, 2027. According to Nairametrics, the company informed estate leadership teams that this new revenue stream will fund ongoing development of its software and customer support services. The shift marks a move away from its previous free-to-download application model, although the exact pricing structure remains undisclosed.

Alongside the new billing model, Clannit is launching several technical upgrades. The company has implemented a digital wallet to streamline the collection of dues and service charges. This tool is designed to help estates track payments more effectively, with a stated target of achieving collection rates of at least 95 percent by the end of 2027. Security features have also been enhanced, including better gate identification, exit management, and reporting capabilities. An upgraded admin portal will provide managers with improved dashboards and data reporting tools.

Nairametrics noted that the announcement leaves several commercial details open. It is not yet clear if fees will vary based on the size of the estate, the number of households, or specific features used. The notice also did not clarify if individual residents will pay separate fees or if multiple subscription tiers will exist. To address these questions, Clannit is holding meetings with estate leaders to demonstrate the new tools and discuss the terms before the launch date.

This move aligns Clannit with competitors such as Venco, which has used a subscription-based business model since at least late 2022. Nairametrics reported that Venco raised $670,000 in pre-seed funding in 2022 to expand its platform. At that time, Venco served over 12,000 property units in Nigeria and Kenya. While both companies offer similar services for resident communication and fund collection, Clannit’s lack of published pricing makes direct cost comparisons difficult for estate managers evaluating their options.
